At The Letting Bureau we offer Tenants:-
Tenancy set-up fee - Payable when you are ready to reserve a property and used to cover our administration costs and cost of credit referencing. Once paid the property will be reserved in your name for two weeks.
AST (Assured Shorthold Tenancy Agreement) - We will prepare an AST that conforms to current legislation for a maximum period of six-months. This is a legally binding agreement so please read it carefully as you will be committed to paying rent until the end of the term. Should you wish to remain in the property after the initial term the tenancy will revert to a periodic tenancy and you need only provide one months notice to expire on a rent payment date to surrender the tenancy.
References - Tenancy applications are independently and confidentially assessed by a licensed credit-referencing agency. We will require two references together with photo ID (i.e. driving licence or passport) and a recent utility bill. The result of the assessment is usually known within 48 hours. On occasions a guarantor may be required and he/she will likewise be required to complete a credit reference form and provide the same ID and proof of address as the tenant.
Deposit - We require all tenants to pay a minimum deposit equal to one months rent at the start of the tenancy to safeguard against damage or breaches of the AST. The Letting Bureau will lodge the deposit with Computershare Investor Services Plc who operate the single custodial scheme in accordance with the Tenancy Deposit Scheme. The deposit money will be returned to the tenant after the tenant has vacated the property. (Provided that the property and the tenant's account are in order). You must leave the property in the condition it was at the start of the tenancy. It will be necessary to thoroughly clean all walls, windows, doors, units and carpets before handing the property back. Interest will be paid on deposits and deposits cannot be set against any rent due.
Smokers & pets - A substantial number of landlords place restrictions relating to smokers and tenants with pets. For those properties that do permit smokers and pets it will be necessary to pay an enhanced deposit at the start of the tenancy to cover the cost of additional cleaning and/or damage.
Inventory - Just prior to the start of the tenancy we will compile a detailed schedule of the condition and contents of the property to include meter readings. Within 7 days of receipt you will be required to agree and sign the Inventory as a true record of condition and listing. At the end of the tenancy the property will be inspected and checked against the Inventory. The cost of replacing any missing or damaged items that are your responsibility will be deducted from the deposit held.
Timeframe - We will require a minimum of 7 working days from receipt of the tenancy set-up fee to complete the administration process before you can move in. Please allow for this time period when making arrangements to move house.
Rent - Rent is payable monthly in advance by standing order and taken from your account three days before the due date.
Council tax & services - The payment of council tax and all utility services will be your responsibility. We will notify the local council and the utility companies of the tenancy commencement date and where necessary provide meter readings at the start and end of the tenancy.
Regular inspections - We will conduct the first inspection approximately one month after the start of the tenancy. This is in the interests of all parties i.e. if you feel there are any issues with the property, then these can be addressed early on the the tenancy. Likewise, if we were to consider that the property was not being cared for correctly, then again, the matter could be addressed early on. Thereafter inspections are undertaken every six-months.
Insurance - You will need to arrange contents insurance as the landlord's buildings insurance is limited to the actual property and will not cover tenant's possessions. We can arrange contents insurance for you.
