At The Letting Bureau we offer landlords:-
Rental valuation - We offer to visit your property at a time convenient to you and provide a free market appraisal and rental valuation.
Tenants - Matching the right tenant to the right property is a fundamental pre-requisite to a successful tenancy. Once we know your requirements we will find a suitable tenant for your property and carry out reference and credit checks.
Deposit - We require all tenants to pay a minimum deposit equal to one months rent at the start of the tenancy to safeguard against damage and unpaid rent. The Letting Bureau will lodge the deposit with Computershare Investor Services Plc who operate the single custodial scheme in accordance with the Tenancy Deposit Scheme. The deposit money will be returned to the tenant after the tenant has vacated the property. (Provided that the property and the tenant's account are in order).
Inventory - Just prior to the start of the tenancy we will compile a detailed schedule of the condition and contents of the property to include meter readings. The tenant will be required to agree and sign the Inventory as a true record of condition and listing. At the end of the tenancy the property will be inspected and checked against the Inventory and the cost of any damage that is the tenant's responsibility will be deducted from the deposit held.
AST (Assured Shorthold Tenancy Agreement) - We will always prepare an AST that conforms to current legislation for a maximum period of six-months. Thereafter should the tenant wish to remain the tenancy will revert to a periodic tenancy and when the tenant wishes to leave they need only provide one months notice to surrender the tenancy. After the initial period should you wish to re-occupy your property you would be required to give two months notice to quit.
Council tax & services - The payment of council tax and all utility services is the responsibility of the tenant. We will notify the local council and the utility companies of a tenancy change and where necessary provide meter readings at the start and end of the tenancy.
Regular inspections - We conduct the first inspection one month after the start of the tenancy. In our view if we discover problems with the property or the tenant at this early stage of the tenancy it affords us the opportunity to address any issues early on. Thereafter inspections are undertaken every six-months.
Statements & payments - Payment of rent will be made on-line to your bank account within 5 working days of receipt. Each payment will be supported by a statement and sent via e-mail. All communication concerning the tenancy will be sent via e-mail unless in an emergency.
Repairs - As the property owner you are responsible for repairs and maintenance. We will be happy to arrange for minor repairs to be undertaken up to a maximum cost of £200. In the event of a major fault we would be pleased to obtain quotations on your behalf from experienced contractors or ones nominated by you and manage the works through to completion.
Legal requirements - It is illegal to let the property until we have been issued with current safety certificates covering:-
(a) Gas safety (Installation and Use) Regulations 1994. It is a legal requirement to have all appliances inspected annually in accordance with the aforementioned regulations by a CORGI registered gas engineer
(b) Electrical Equipment (Safety) Regulations 1995. Before a formal lease can be signed we recommend that a qualified contractor issues a certificate initially and as appropriate thereafter to confirm that the wiring at the property relating to both fixed electrical equipment and that incorporated into the building itself meets all electrical and fire safety regulations. Additionally, any portable appliances (if any) must be checked on an annual basis.
(c) Smoke Alarms. Whilst it is not a legal requirement we strongly recommend that at least two smoke alarms be fitted in the property and checked that they are fully functional with new batteries installed whenever a new tenant moves into the property.
(d) Furniture and Furnishing (Fire) (Safety) Regulations 1993. All soft furnishings in furnished or partially furnished properties must comply with fire resistance requirements, which came into force in 1988.
Insurance - As the property owner you are responsible for Buildings insurance. If the property is to be let unfurnished there is no needs for Contents insurance, however, please note Buildings insurance only will not cover the cost of repairing or replacing damaged carpets.
Residence/domicile - In the event that the Landlord takes up residence outside the United Kingdom then, in accordance with the Finance Act 1995, a deduction in respect of Income Tax will be made unless a valid exemption certificate is obtained from the Inland Revenue and lodged with The Letting Bureau.
Mortgage - Should the property be the subject of a mortgage agreement, prior permission must be sought and obtained from the mortgage lender for the letting of the property.
